The most common cause for sewer line blockages is roots growing into original old tile. Majority of existing tile outlet lines can be augured as maintenance. In other cases sewer line replacement may be recommended. Bathtubs, shower, kitchen, laundry, and bathroom sink drains, are all connected to sanitary main sewer lines. Slow running drains, back ups, and smell issues, can all be signs of drainage problems. Smaller lines require auguring to resolve problem or replacement. Grease, hair, and scale are common causes of blockages of interior lines.
Perimeter drainage is crucial for protecting buildings against water intrusion. As many buildings are built below ground, it is vital to maintain these systems, to ensure a dry interior. These systems are designed to allow water to seep inside, but also dirt and roots can infiltrate. Systems not maintained can be subject to blockages and flooding. Greater Victoria primary has original 4” clay (red), or concrete (grey) single 1 foot tile systems. Maintenance is suggested every one to three years.
